If you're going to pay it back in 3 years, I would go with a fixed rate/no cost loan. Do not pay points to get the rate down. You only want to pay points if you plan to be in the home for at least 5 years. Since you only need the loan for a short period, go with a higher rate and no up-front closing costs. Some might say go with an ARM. It sounds good, but ARM's don't work too well with a %26quot;no-cost%26quot; program, plus the future is uncertain.



Counntrywide is fine - rates are a bit high though. Also, Wells Fargo, Citi, Homecomings, AmTrust, SunTrust, Flagstar, ABN AMRO are all good lenders. All these lenders' rates go up and down depending on how busy they are. Go with a good broker who can find the lender with the best rate at time of rate lock.

Get a fixed and make sure you dont get hit with a prepay. Countrywide is the top one out here

it judged by the trend of interest.if the interest always ascend,u should chose fixed interest.

I know you say you can pay it in 3 yrs, so an 3 yrs adjustable sounds like a good idea. The problem is life changes over time, and if you cant pay you could be facing significant increase in payment. I would always recommend a fixed rate.

Unless you are going to get a huge reduction in interest never take out an adjustable loan. You never know what might happen tomorrow. Today you think that you will be able to repay in 3 years but what if you cannot?



Get a 15 year fixed with no prepayment penalty and pay it back in 3 years.
